High-Value Property Inspections That Close the Data Gap

Insurance carriers price and bind policies based on the data that’s in front of them. However, they’re not getting a physical look at the property in a way that gives them the full insights necessary to mitigate risk. Technical data, AI, and aerial imagery don’t give a perfect glimpse inside a home, and there will always be gaps that need to be filled by an in-person approach.

That’s where we come in. Signature Companies’ high-value field inspection surveys confirm what carriers already believe to be true, and flag what they don’t yet know. That way they can make underwriting decisions built on verified information rather than assumptions.

With Signature Private Client, our high-net-worth inspection suite, we address the unique concerns of the carrier as well as the policyholder and identify the most likely causes of loss. We also take care to ensure the true cost of rebuilding has been accounted for and the uniqueness of each home has been taken into consideration.

Our High-Value Inspection Survey Suite

High-net-worth underwriting rarely fits a standard template, and neither do we. Think of each inspection survey below as a starting point rather than a fixed package. You bring your loss control objectives to our team, and we’ll build a survey package around them.

Comprehensive Underwriting Survey

A survey of both the interior and exterior of the home to validate a home's condition and ensure it meets with a carrier’s underwriting criteria. This is a full property inspection that leaves no detail unexamined.

Exterior Survey

A focused survey of the property’s exterior details. This inspection may include roof and surrounding risks and hazards as needed to confirm condition and establish an accurate replacement cost. This is ideal for properties that don’t require a full interior evaluation.

Digital Self-Survey

A semi-customizable survey, performed by the policyholder or other interested party using their phone. Ample photographs and easy-to-answer questions document the home and condition.  Can be used for a variety of other purposes.

Replacement Cost Appraisal

A survey of the property intended to establish accurate replacement cost using a valuation method of the client’s choice.

Condo Survey

A condo-specific survey that covers interior condition and unit valuation. This inspection is tailored to the unique factors associated with condo properties. Those may include unit-specific upgrades in layout, appliances, and finishes.

Course of Construction Survey

A specialized survey for a property under construction either as a new build or remodel. Includes an interview with the contractor or builder and is given urgent priority to keep pace with active construction timelines.

The Signature Process

01

Discovery Call

Every engagement starts with listening. We take the time to understand your reporting needs, your expectations, and the specifics of your situation before we propose anything.

02

Solutioning

We know one size rarely fits all. Together we build a plan around your needs, aiming at the in-depth property data points unique to each situation.

03

Pilot

Before we scale, we test. The pilot phase is a low-risk opportunity to put the plan into practice, confirm outcomes, and make adjustments before full implementation.

04

Implementation

Once aligned, we move. Surveys are produced at scale with the same accuracy and attention to detail established in the pilot.

05

Monitoring & Feedback

We are relentless when it comes to the client experience. We don't disappear after implementation. We actively monitor performance, provide feedback, and work with you on what's next. It's how we build relationships that last.

The Signature Standard

Signature Companies’ services are backed by over 30 years of experience in the insurance underwriting industry, and we’ve completed hundreds of thousands of insurance surveys. Furthermore, Signature Companies is trusted by many well-established high-net-worth insurers, Fortune 50 companies, regional insurers and we partner with various Lloyds of London syndicates.

Led By Valuable Industry Awareness

Our leadership has worked on the insurance carrier side of property inspections. So, we understand what’s at stake in every underwriting decision because we’ve made those decisions ourselves. We’ve sat where you’re sitting, searching for the right survey partner and weighing the benefits of a transition.

As a result, we’ve taken those experiences and applied them to our process, raising standards while making life easier for customers. It’s what separates Signature Companies from an everyday vendor making educated guesses. We don’t need to guess, we know.

The Team Behind the Survey

The Field Management Team selects and oversees knowledgeable on-site field consultants who:

  • Are committed to representing the insurer

  • Meet Signature Companies' standards of conduct including background and reference checks

  • Have the technical skills needed to properly evaluate risks and price exposures

  • Stay current with local building codes to ensure we’ve accounted for everything.

Ensuring High-Quality Inspections

Our team uses software from E2Value and Cotality, the two industry-leading experts in residential valuation:

  • e2Value: This software was built by carrier-side valuation experts. e2Value delivers fast, accurate replacement cost data nationwide. Property details go in and real-time cost estimates come out.

  • Cotality: Sets the industry standard for valuation accuracy. It draws on over three billion property records and Marshall & Swift/Boeckh methodology to calculate accurate reconstruction costs.

The quality assurance team also reviews each completed survey for accuracy in expectations, underwriting needs, valuation, and more.
